$800-900 Gaming/Rendering build?

So i'm looking to build a pc soon, and i've never built a computer before and i was wondering if it's possible to have a good gaming build but at the same time make it so i can use some 3D modeling programs, since before i heard that for the price range i have it's hard to have the best of both worlds. Also as a side note i was wondering if it's possible to have some sort of power efficiency since i have a laptop and i, for the moment, live with a family member and don't want to bust their power budget since chances are i will probably be on it a lot. As for peripherals i can't really think of any, the OS i would probably prefer 7 or 8/8.1 whatever is cheaper, and monitor i'd have to check out.

An SSD is a must for this kind of systems. Changed to a 1231 V3, it's basically an i7 4790 without the integrated graphics, therefore running cooler and consuming less power. Also upgraded to a 290 , because why not? You can downgrade if you want more room for the OS
